On Jan. 24, Town Council received a Staff Report with Recommendations concerning the Eden Oak Creditview Heights application for a 31 home subdivision on property beside the Rail Trail and overlooking Credit St. and the village below.

Eden Oak’s OMB Hearing

Running parallel to the Town’s decision-making process is the provincial OMB process initiated by the developer – Case # PL150128. Eden Oak’s appeal against the Town is based on “the failure of the Town and other agencies to make a decision within the statutory timeframe”. Four Pre-hearings were held in 2015 and 2016, related to procedural matters.

This month’s formal OMB Hearing, which is open to the public, has 10 days scheduled from 10:00 am on Feb. 27 to Mar.10 to hear planning and technical arguments for and against the proposed design.

The OMB member will then render his/her decision on the plan, with directions given to the developer and the Town. Online case information is available here.

Concerns Raised by Glen Residents

Planning concerns previously raised by Glen residents about this proposal include:

  1. Manufactured lots with retaining walls and high slopes
  2. Village safety from a large storm water management pond built on the valley’s edge
  3. Extensive cut and fill
  4. Soil compaction and slope stability
  5. Groundwater runoff and erosion
  6. Loss of naturalized landscape
  7. Removal of 1200 trees
  8. Impact on private wells and septics
  9. Location of new sanitary sewers
  10. View of 2 to 3 storey homes seen from the village core
  11. Alteration of the Rail Trail
  12. Lack of a hamlet buffer
  13. Inadequate provision of greenspace/parkland and multiple trail connections
  14. Poor connectivity to the rest of the Glen
